Worst experience ever. I have filed complaints with the State Attorney General, Better Business Bureau and AZDRE. Owners, of note, I rented a home for 18 months and there was no move in inspection with me, not ONCE did they ever check the condition of the home, so your property is not being "managed" per se. I could have had multiple tenants or animals in the house. I could have violated every regulation because nobody at Capstone every bothered enough to check on the condition of the home you entrusted to them. Secondly, it has been 26 days since I handed the rental home back and I have still not received my security deposit. They were given well in advance of 30 days notice of my intention to vacate, and yet they still want to deduct $1446.70 from my security deposit for unpaid rent and late fees. They accepted my keys back the day before my lease was due to expire and promised me that I would get my security deposit back within 14 days. I asked them, why, if they required a SECOND notification of my intention to vacate, why they did not reach out to me for clarification at the 30 day point. Their response? "An agent sent a text" Wow! Really? I never received a text! Is this how you uphold your end of a legally binding contract. I asked them who sent me a text and to provide proof of this, they return to M.O. of just ghosting me rather than responding. I was an outstanding tenant, never a single day late in my payments, maintained the home in show condition, handed it over immaculate and move in ready. They also hiked the price of the home from $1900 to $2550, way above market value, so not surprisingly, they had few leads. I personally listed the property for lease on many marketplaces and the people that were interested, I redirected them straight to Capstone. Those people would get back to me and state nobody would respond to their enquiries. When it came to showing the home to potential tenants, I was asked to shut down my store early and cancel my Father's Day photo shoot with clients in order to make myself available for tenants to view the home that day. I complied, losing hundreds of dollars. The agent never showed, the agent neve reached out to contact me and I lost work for nothing. The next time they booked the ONLY showing, I again received no communication. I worked a 20 hour day and decided to take a one hour power nap to recharge, I was awoken by a text (their only method of communication, apparently) to state the agent was OUTSIDE and they had a viewing booked in SEVEN MINUTES! I was in BED!! At no point in the day did they reach out to give me a heads up they had a showing. They found a tenant on 13 July for the home, and yet are charging me rent and late fees on a home I vacated on 29 June, for 1 - 22 July. This company is exceptionally unethical, unprofessional and downright shady. If a company relies upon a single text message for communication, it can hardly be classed as fair notification or communication. As they have now withheld my security deposit of $2750 for 26 DAYS, they have now been reported to AZDRE, AZ SAG, HUD and BBB for further investigation into this matter. Absolutely shocking and I would strongly encourage you to do your research before working with this organization. I recommend you review the Better Business Bureau where they have an appalling rating of 2.33 stars.
