New Leaf Properties seems not to be upfront and unprofessional or just not capable. My condo complex is 19 years where surface parking stalls have always been assigned to units without an additional fee outside of our condo fees which includes the management and maintenance of the surface parking area. According to the Bylaws each residential unit shall be the dominant tenement to the parking stall and each parking stall the servient tenement to the residential unit. After 5 months (June 2023) of being contacted New Leaf sent an email informing owners (July 27, 2023 posted a Policy L141 & L149) we will be charged a $50 monthly fee for the surface parking stall and visitors will be charge a parking fee for the visitors stalls. The irony of this, condo fees were being paid by PAD (pre-authorized debit). However, New Leaf included the parking stall fees to the condo fees on their company's webpage PAD. I did not refuse to pay but asked New Leaf for an invoice/statement for the fees with the ability to pay by e-transfer, this was adamantly refused and continued to be on PAD included with the condo fees. I requested a copy of my signed PAD agreement based on the PIPA act, I was informed that there was no signed agreement with New Leaf. Instead of an invoice/statement for the parking stall fee New Leaf emailed a scheduled of payment only for the condo fees with a statement advising if I wanted to make changes to PAD, logon to the Resident Centre Account on their website. All other management companies included information for e-transfers/cheques to the condo cooperation for payments that are not condo fees. PAD was used for the condo fees by these companies. I have received a Due Notice email from New Leaf for $50 but what it is for was not stated nor the ability to pay by e-transfer/cheque. I am being forced to included the $50 with the condo fees on PAD. New Leaf (is uncompromising) works for the owners of the condo complex with Board on owners behalf. New Leaf has suggested that I give the Board the 1 star, this is what little respect New Leaf has for the people they work for. Owners have sent a letter with signatures according to the Alberta Condo Regulations and our Bylaws requesting a special meeting which has gone unanswered (ignored by the Board and New Leaf who advises the Board)
