How this Burlington mortgage affordability calculator works

Lenders approve a mortgage when two ratios stay under their limits. Housing costs (mortgage payment, property tax and heating) must be no more than 39% of your gross income, and housing costs plus your other debt payments no more than 44%. The payment is tested at the qualifying rate, not your actual rate. The calculator finds the highest home price that passes both tests and the minimum down payment rules, and adds CMHC insurance to the loan when you put down less than 20%.

Ontario rules and numbers this calculator uses

Stress test
You must qualify at the higher of your rate plus 2% or 5.25% (OSFI and federal insured-mortgage rules).
Debt limits
Housing costs up to 39% of gross income (GDS) and all debts up to 44% (TDS), the CMHC maximums. CMHC also needs a credit score of at least 600.
Minimum down payment
5% of the first $500,000 and 10% of the part above it. Homes priced at $1.5 million or more need 20% down and cannot be insured.
Mortgage insurance
Under 20% down, a CMHC premium is added to the loan: 2.80% of the loan at 15–19.99% down, 3.10% at 10–14.99% and 4.00% at 5–9.99%, plus 0.20% for a 30-year amortization.
Amortization
First-time buyers and buyers of new builds can take 30 years on an insured mortgage; others are tested at 25 years.
Property tax
About 0.85% of the home's value a year (Ontario average, 2025), plus $100 a month for heating.
Rate
Starts at 4.49% (a typical 5-year fixed, October 2026). Change it to the rate you have been offered.

An estimate, not a mortgage approval or pre-approval. Your credit, income type, the property and the lender all change the answer; a mortgage broker confirms your real number. Frequently asked questions

8 questions
How does the mortgage affordability calculator work?
The calculator estimates the highest home price you can qualify for based on income, debts, down payment, interest rate, and buyer status. It includes mortgage, CMHC insurance, and property tax.
What is the mortgage stress test in Ontario?
Ontario borrowers must qualify at the higher of their contract rate plus 2% or 5.25%.
What are GDS and TDS ratios?
GDS is up to 39% of gross income for housing costs. TDS is up to 44% for all debts. Both are calculated at the qualifying rate.
Can first-time buyers in Ontario get a 30-year mortgage?
Yes, first-time buyers and buyers of new homes can get a 30-year amortization on an insured mortgage.
How do debts affect my mortgage qualification?
Debts reduce the amount you can borrow by affecting your TDS ratio, which must not exceed 44% of your gross income.
What is the property tax rate in Burlington, Ontario?
The property tax rate is approximately 0.85% of the home's value annually, based on 2025 municipal rates.
What's the difference between mortgage pre-approval and pre-qualification?
Pre-approval confirms your borrowing power after verifying income, debts, credit, and down payment. Pre-qualification is an initial estimate without verification.
What does a mortgage broker do?
A mortgage broker helps you find and apply for a mortgage by comparing different lenders' offers.
