How this Regina mortgage affordability calculator works

Lenders approve a mortgage when two ratios stay under their limits. Housing costs (mortgage payment, property tax and heating) must be no more than 39% of your gross income, and housing costs plus your other debt payments no more than 44%. The payment is tested at the qualifying rate, not your actual rate. The calculator finds the highest home price that passes both tests and the minimum down payment rules, and adds CMHC insurance to the loan when you put down less than 20%.

Saskatchewan rules and numbers this calculator uses

Stress test
You must qualify at the higher of your rate plus 2% or 5.25% (OSFI and federal insured-mortgage rules).
Debt limits
Housing costs up to 39% of gross income (GDS) and all debts up to 44% (TDS), the CMHC maximums. CMHC also needs a credit score of at least 600.
Minimum down payment
5% of the first $500,000 and 10% of the part above it. Homes priced at $1.5 million or more need 20% down and cannot be insured.
Mortgage insurance
Under 20% down, a CMHC premium is added to the loan: 2.80% of the loan at 15–19.99% down, 3.10% at 10–14.99% and 4.00% at 5–9.99%, plus 0.20% for a 30-year amortization.
Amortization
First-time buyers and buyers of new builds can take 30 years on an insured mortgage; others are tested at 25 years.
Property tax
About 0.7% of the home's value a year (Regina, 2025), plus $100 a month for heating.
Rate
Starts at 4.49% (a typical 5-year fixed, October 2026). Change it to the rate you have been offered.

An estimate, not a mortgage approval or pre-approval. Your credit, income type, the property and the lender all change the answer; a mortgage broker confirms your real number.
