We are Mynd Property Management, a small local real estate company. We offer property management services using a combination of technology and localized experience. We work out of Oakland, CA, to increase property owners' efficiency and residents' quality of rental life. Our leadership in the rental property industry has allowed us to manage over 8,000 units in 16 markets throughout the United States. I really would like to write my experience a -0 I move on this property on November 3. There was so many maintenance issues. This property would have never passed an inspection. The floor is a safety hazard. The walls have greased stains everywhere. The bathroom doors are hanging the bathtub need to be resurface the discoloration of the room doors. The bathroom door does not even lock. They have no sense of urgency in trying to make it right at all, I walk in my house every day and look at two different color paints because this house was not painting inside a vendor came out call the leasing agency told me the paint did not match and he was told is close enough. I moved in on a special and the second rent supposed to be free. However, I will still charge and Kiana told me that I would have to wait eight days before she could either process a refund. There’s no sense of urgency when it comes to , the tenants maintenance go to cheapest rate out the bathtub should have been replaced. Two vendors came out and said the bathtub to be replaced. They research and found somebody to come out and do exactly what they asked to do which was spray paint the bathtub it looks a hot mess. If I can say to anybody, please run stay in the hotel before you even get his company your money you cannot get nobody on the phone and I don’t even know how this company still in business They do not take this real serious. I feel sorry for the people that working for the company. hopefully they get treated better than the tenets. Something has to be done about. This is a slumlord to the fullest bad experience.
spoke with bryan waters. Did everything he asked me to. I decided to give him the reserve money (in csse of any issues) two weeks before the start date. When i was ready he stereotyped me and implied i may have to give $ 2000 ( 3x as much) because thats the average repair. Thrn he made me wait over the weekend making it that much harder for me to get another property management company. In addition its secretive as people are trained nof to give any hierarchy info. I pit in a call to my property .anger to be witbout a reaponse. Unprofessional!
This company has so many 1 star reviews but the analytics still say they are above a 4.5. I read so many bad reviews before posting mine. They have no physical offices, won’t let you pay rent in advance, can’t send it by mail because they won’t acknowledge it and will charge you a late fee and serve eviction notice unless you have a usps mailing receipt. They will stall on all work orders and have no level of care to be in this business. This business is trash but might attractive to landlords wanting to save money but have no idea how their property is being neglected. We’ve had a bad leak behind the tub for over two years now.
DO NOT RENT WITH THIS PROPERTY. They give you the run around, you sit calling All day just to reach nobody. Each person you talk to tells you different things & they are just out for your money!!!!! RENT ELSEWHERE !!! MYND is horrible!! (Atlanta)
Be careful of Mynd. They would be your nightmare from day 1 of signing.
We rented our house through Mynd and used them as our property management company lured by the low monthly rates. However, there is a reason their monthly rates are so low - their business model is basically that they have a very low management fee, and in exchange, they are going to charge you a ton for any services that get requested. For example, our newish house (just build in 2014), where had listed it for sale with Redfin and completed the full set of 40K worth of fixes that Redfin recommended - they asked that we spend another 16k worth of additional work. If there was a nail hole in one wall, they don't allow patches, they require a whole wall repaint. This is all after we had already repainted the whole house 3 months prior and no one had lived in there since. The reason this is so expensive is because they charge a crazy markup. Everything they charged was so crazy - 1200 to change a shower head. $280 to plug in a garbage disposal that the renters themselves unplugged. $700 to press "reset" on the water heater. After spending over 6K with them, they basically took half our rent for the next 3 months in a row until we gave up and found another property manager, who assured me their whole model was to try to save us money - not cost us money. The other crazy thing was that they keep trying to keep you hostage. After I gave them 6k to "fix up" a already spotless place, they told me that I HAD to spend another 7k repainting the whole house (after it was already full repainted 3 months ago). When I refused, they said that they couldn't rent it until I do, and when I requested that I stop being a client, they told me that I would lose the 6K that I already gave them (without them having done any work). In hindsight I should have just eatten that. After spending another 9K with them over the first 3 months, they charged me another 3k in order to cancel the listing and go with another property manager. This company is a huge scam and they aren't looking to make money off of you with their tiny monthly fee. They're looking to milk you for as much as you're willing to give.
We bought our property in Atlanta thru MYND and let them lease manage it from day 1 The paid 3 mths of rent and have defaulted since. A lockout by the sheriff was scheduled for Sept 2022 but MYND did not carry out the eviction and we were never even informed. Here's whats wrong with MYND: 1. We have never been briefed on the screening process. They brought in a tenant that paid only 3 mths and MYND has not actively evict them from property 2. if we did not take initiative to find out if the eviction was completed, no one updated us on the situation. When we emailed to enquire abt it, it took days to say the sheriff was a no show and it's been rescheduled...... with no update on why there was no follow up with sheriff on that date, why we weren't informed, when is the rescheduled eviction date. We asked a direct question if tenant is still in home. NO RESPONSE. 3. Based on MYND move-in team, we spend abt $10K for repairs and renovation before it was made avail for lease.This tenant broke our toilet, slashed our garage ceiling, and stopped paying utility bills months ago. We dont understand why a fully repaired home that cost us abt $10K will have so many problems claimed by the tenant. On top of that, MYND came to us to pay for over $2K in utilities, excluding the repair of the garage ceiling. We keep paying bills with no update and eviction NOt sure how is MYND managing my property.??. Why are we responsible for all those bills when they are not even paying the rent???? 4. Since purchasing the property thru MYND, we have been assigned at least 3-4 property managers. At least 2 of them lasted abt a month before being changed again. I wrote to their directors to ask for help. No response. Dead silence. no acknowledgment. DO NOT USE MYND. They are unreliable and uninterested in helping the landlord manage. This is a totally disorganized company. After defaulting from abt March 2022, MYND has done nothing to expedite this eviction process at all. Total disaster. If you are a landlord that need property management care, STAY AWAY FROM MYND.
