He has been very successful and has always done a thorough background check and made the transitions seamless. RayAmouzandeh9 (5 stars on Yelp) Ray found my tenant and did an excellent job. He understood what I was looking for, wrote a perfect description for the listing, and interviewed all applicants very carefully and kindly. He took the time to find the right tenant, and it's the best fit I have ever had. Thank you so much for your outstanding work, and I will hire you again! RayAmouzandeh8 (1 star on Yelp) I have worked with multiple realtors in various cities, but we had a particularly disappointing experience with Ray. From the beginning, the process lacked clarity, and communication with the broker was inconsistent. I had to move quickly to start a new job, so when I saw the property listed, I called him immediately and applied within minutes of viewing it. He seemed polite and I trusted his word when he said he would follow up soon after we submitted the application, which ended up being misleading — I never received a response. Later I happened to get this a few days after: hello, thank you for your interest in the property. We received multiple applications, and the owner has decided to move forward with another application based on the order in which it was received. Sorry, we could not help with this! And why lie that the order of the application matters? I even offered to raise the rent, but it seems my raised offer was not even communicated to the owner. That clearly wasn't in the owner's best interest. The whole process was unnecessarily confusing and misleading. Reviewing this, it seems this is a norm with this broker, and I wouldn't trust him going forward. That said, we worked with another agent later, who was amazing, super responsive, and ultimately helped us get a luxury unit. We were approved for the unit in less than 12 hours! It was my first time in my life to receive a message like this from an agent: Jayhawker: FYI, we have received multiple applications for the unit. Would you like us to submit yours at the asking price or slightly higher? It's up to you, just let us know. I liked the apartment and especially that I shifted here, and I have to find a place to live in connection to my new job, this raised the need for me to offer a slightly higher price. Therefore, upon submission of the application, I was told: Jayhawker: We received multiple applications, and the owner has decided to move forward with another applicant based on the order in which it was received. Sorry we could not help with this! This was so frustrating considering if the decision was based on the timing of the submission as said, then why ask people to increase their offer? This seemed to be misleading, and the process seemed unfair and opportunistic to us. We later proceeded to look for different apartments with another agent, and this other agent performed beyond our expectation. The process was simple, transparent, and assuring. Nonetheless, this had multiple applications but no one was asked to raise their offer—the place was given to me on a fair and transparent basis. If this approach is standard for this broker or his company, it is a waste of applicants' time and an unfair advantage in the rental market. It seems to be a strategy that benefits the agent while creating a lot of pressure on the tenant. The approach is soo disappointing RayAmouzandeh8 (5 stars on Yelp) Ray runs his business differently than the traditional property management companies in which multiple individuals are often involved with doing a thing called a "job." He provides an end-to-end service, and his agency reflects that. Ray approaches the leasing process with efficiency, professionalism, and responsiveness. He managed to lease my unit out with one showing and handled prospective tenants, HOA, and my requests with courtesy and results. I highly recommend him.
