In January 2023 I rented a home from JWB. Within a month I started having issues with my AC. I have had more than 20 maintenance request in less than 2 years. In June I received a bill for $350 for cleaning the coils and replacing a capacitor. Neither I am responsible for per my lease. For over 4 months I have been ignored and given no logical explanation. Last week I finally received a call from Rochelle the maintenance manager. She called regarding another invoice that I was disputing. When I asked about the AC invoice her response was that she was not going to explain it because she had listened to recording of prior calls and felt I had been given all information. Which was not true when I disputed the charges and referred to all of the previous issues I had had since I moved In I was told they would research it and call me back. I sent emails every few days for months asking for resolution most of which were never responded to. Her response was in March 2023 I was not billed for a faulty thermostat (1 month after moving in) and in May 2023 I was not billed for a faulty capacitor (3 months after moving in) and then a transformer blowing up shortly after, all of which are in no way my responsibility. Her timeline only validated that I have had issues with the AC since the day I moved in. They do not address any facts that I present in reference to what I am responsible for only that I must pay the invoice. I receive threatening letters weekly with threats of eviction even though this invoice was in dispute. They have also charged $450 in late fees on my rent as they have allocated my payments towards the invoice in dispute, then charge me for late rent and that my rent is not paid in full when in fact it is. getting resolution from them is impossible. And discussing any legitimate factual information is ignored. I am in the process of filing a lawsuit at this point, I would NEVER rent from them again!
Warning Bad landlord and bad management!!! Money hungry!!! The devils work shop!!!! Jwb don’t care about there renters. You miss not even a month rent your evicted I’m late do to me being on the road like over 2000’ miles from home because .I drive truck for a living. My job pays me in checks and it’s mail to my home. I’m not even a month behind because it’s still August. Anyway, I get home and there is an eviction notice on my door. The property manager Robin from heritage property never returns calls nor do she answer them. So it’s no way for me to communicate to her. But they’re very lenient on these illegal immigration though !!!! SMH!
JWB is one of the worst companies I have ever dealt with. I'd give zero stars if I could. Rent from them at your own risk. There is a reason they have so many bad reviews online. If you do decide to rent from them, be sure to ask them to provide you an inspection report for the AC unit, and verify that it was inspected by a certified technician. If there is a problem with the AC unit and a technician has to come out they will charge you for the service call, regardless of whose fault it is. A technician had to work on the unit at the property I was renting for two hours. I spoke to him after he finished and he told me the issues definitely would have originated from the tenant before me, but JWB still made me pay for the service call. I asked the JWB maintenance coordinator to provide me a copy of the AC inspection they did prior to my move in and got crickets. You would think that a reliable rental company would have something like the AC unit, a major mechanical component of a dwelling, inspected prior to each new tenant moving in. Beware of JWB's deceptive rental practices and lack of proper maintenance for the properties they manage. They DO NOT do routine maintenance on the properties they manage, then blame it on the tenants when something happens and make them pay for it.
Scam Artists. RUN. If you are looking to rent or buy, or have them manage your property, RUN. They are prejudice with their viewings. Once you upload your ID, your viewing gets canceled 24 hours before the viewing. I have seen tons of people saying the same thing. Highly doubt that’s a coincidence. This scam company like many others here has Maintenance issues (such as backed up plumbing / sewage, broken AC, ceiling leaks, etc.) overcharges for move outs and will steal your deposit, no real customer service, fake listings that take your app and other fees and don’t refund them for houses that are already occupied or about to be. If you are a current resident and you are having issues, I highly recommend sending your lease payment into escrow and filing a formal complaint with the City of Jacksonville (or whatever city you’re in) concerning the unsatisfactory practice being received from this leasing company. I find it disgusting how these companies buy out several houses from up under good companies, just to treat people like a dollar sign. Y’all over inflate the prices of these properties, and then give absolutely horrible customer service and don’t fix maintenance issues for months. Stop pretending to be a good company and just be one. TF. Then you all have the audacity to respond to the real reviews downplaying their issues or making it seem like they’re lying. All of the people complaining are saying the same things, so we all can tell it’s valid. Not many people are going to fall for the fake positive reviews that your own company has put on here, and for the ones who do, may God help them. Unethical POS companies like this and the triflingly, deceitful, unethical, heartless people that work for them make me sick to my stomach. You all ought to be ashamed. All of that money your company makes and you all still hire cheap contractors.
