Bottom Line Property Management myths
One of the most common myths about property management industry has to do with the idea that real estate investing offers a simple source of passive income. Nevertheless, once you get into it, you discover that property management comes with a lot of complexities (Leduc, 2020). However, a proper evaluation of the above perception shows that it is a misconception. Two categories represent investors, and the way they tackle the situation shows the fallacy. Those investors who are more active and find the activities in the property management beneficial in their lives and those who are more passive assert the role. You might have tried several management strategies without success. Now, you have to get a solution. We know it all, and we are ready to help you out. Leasing can be a hassle (Rise Realty, 2022). Given a BIG SHOUTOUT to Yessenia Cordero for all the hard work and effort she put in while searching for a rental. She took her precious time to assist EVERY TIME I called or text. I was only able to view properties on the weekend due to my work schedule. She was always professional and willing to assist. Sometimes I would reach out to her multiple times a day and she NEVER wavered. She answered ALL questions I had and made sure I was satisfied upon my choosing of the rental that I am NOW APPROVED for. Bottom Line you have a real GEM that is a dedicated, responsible and sophisticated employee she is really a true definition of a HERO. Thank you again Mrs Cordero for all your hard work, it truly means a lot for my future.
I hired Bottom Line to manage my home while I was out of the country. I met with one guy, who I liked very much and assumed he would be my go-to guy. Then as things progressed, I was getting messages from several different people and never heard from the first guy again. Their operations are inefficient and customer service is inconsistent.
They sent a contractor to do repairs and he had to send his guys out several times because the work was either incomplete or not completed right. The contractor was very professional when I called him directly, but Bottom Line, Scott in particular, seemed to be only concerned that I pay the remaining $450 on a $1450 bill. I asked both him and the contractor whose responsibility it was to make sure the work was completed correctly and the contractor said it was both his and Bottom Line's. Neither one of them inspected the work, so what was the point in even hiring them?
The only way I knew the work was incomplete was by accident. The first issue was resolved only after a friend was at the house and brought it to my attention. The second issue was from the tenant sending me a better photo than the one from the guy who painted a ceiling that had a bit of water damage. When I brought the fact that they didn't sand the rough spots before painting, I was told the quote only included the painting and not the sanding!!! I was shocked! Who would give a quote to just paint and not know that they should prepare the surface beforehand??
I would not have been aware of the third issue unless I saw the shoddy workmanship from a photo that the pool maintenance company sends every week. The contrast between the quality service of the pool company and the shoddy service of Bottom Line was glaring at this point.
I stopped communicating with Scott after he made a blanket statement that he trusts the contractor, without bothering to follow up on the issues, and he expected payment 'by the end of the day' or something to that effect. I guess he thought that being a bit aggressive was what the situation called for.
I spoke to the contractor directly and he completely understood my complaints, apologized and gave me a discount. Scott was only concerned with the fact that the workers had to go out to the house several times. He couldn't seem to understand that if they had done the work correctly the first time, they would not have had to go back out. I would recommend to stay away from this company and find a more efficient manager with good customer service skills and high standards.
I now have a new property manager that is excellent and would highly recommend her.
