AVOID!!! This is hands down the WORST property management company I’ve ever dealt with in all my years renting.
From day one, it was a mess. We scheduled a tour and were only given a self-guided option—fine, except every single access code they gave us was wrong. We drove all the way out just to be locked out because of their mistake
Communication was just as bad. We requested a call from a leasing agent at least 5 times—never happened. The only way to get responses was through email, and even then, they would answer one question at a time. We ended up with a 50+ email chain just trying to get basic information. Honestly, we should’ve walked away then—but we loved the unit.
Fast forward to signing—suddenly they become very responsive when it comes to collecting deposits, blowing us up with messages even though payment wasn’t due for over a month.
Before move-in, I repeatedly asked about cleaning and maintenance issues. We were assured multiple times that a pre-inspection would be completed and everything would be ready.
Move-in day comes… and it’s a complete disaster.
First, they didn’t even have the correct gate code, so we couldn’t access the community. After sitting on hold for 30 minutes, we were gaslit and told the code we had was correct—it wasn’t. We only got in because we happened to run into someone from the HOA (not affiliated with them) who told us the codes had changed nearly a year ago.
Then we walk into the unit… and it was beyond unacceptable:
Water not turned on (with signs telling us NOT to turn it on)
- Garbage and debris all over the backyard
- Fire alarm going off
- AC not working
- Dead AND live cockroaches everywhere
- Broken door handles
- Dust and cobwebs throughout—clearly never cleaned
So I spend the entire day calling, only to be repeatedly told they would “leave a note for my leasing coordinator” (who, apparently, is the only person capable of doing anything—and also impossible to reach).
Eventually, I get him on the phone. He claims he has no idea what happened because the pre-inspection was supposedly completed. At that point, someone is clearly lying—either internally or to us.
He promises to call me back in 20 minutes with an update. Five hours go by. Nothing. I keep calling, keep getting the same “we’ll leave a note” response. He finally calls at 4:49 PM—no real update, except that maintenance turned the water on (which, by the way, would’ve been helpful to know hours earlier).
We go back to the unit that evening—literally the only things done were turning on the water and changing the fire alarm. Everything else? Still a mess.
The next day, I email again with a full list of outstanding issues, only to be told:
- “Cleaning was completed” (absolutely false)
- They “cannot provide additional cleaning”
- Pest control and maintenance requests were submitted
Except… we were the ones who submitted those requests ourselves because clearly no one else was doing anything.
Now we’re stuck fighting to get refunded because the unit is not even remotely move-in ready, and we couldn’t move in on our scheduled date.
This has been an unbelievably frustrating, disorganized, and negligent experience from start to finish. Save yourself the stress and avoid this company at all costs.
*sigh*
I'm so fed up with this company after the 3 years we just spent dealing with them. I'm frustrated and exhausted. I really hope my review can help someone from having to deal with them in the future. There is no communication amongst their team. One person will tell us one thing and then a different person will tell us another. We have been lied to, ignored, overcharged. We have had to wait up to a month at times for maintenance. We've been harassed by the school district and had cops come to our door asking for proof of residency due to homeowners continuing to use our address and insisting they still live there. I could go on and on and on about the absurdity that we've had to deal with. I'm so relieved to finally be done with them because it has truly been a nightmare. PLEASE save yourself the time, the money, the horrendous headache and do not ever lease a house that is managed by this company.
If we could leave 0 stars, we would. The horrific property management by Mynd caused our tenant to move out due to management neglect. It got so bad that tenants contacted us directly. Mynd's neglect of our property is costing us approximately $7500 in damages. They charged us for repairs not made and pest control not conducted. Any manager is likely better than Mynd. We plan to pursue legal action. Mynd, please do not bother to copy and paste your generic response after your employees never bothered to respond...
LISTEN TO ALL THE 1 STAR REVIEWS!! I wish I would have done more research before renting with them. The WHOLE experience was horrible. Our shower broke and we could not shut off the water and they said that someone should be coming out the next day to fix it. So the water was literally running nonstop until the next day in the evening when someone finally come. Charge us $65 for a light bulb. There is so much more but the icing on the cake is when we moved out we took pictures and cleaning EVERYTHING so they wouldn't try to pull one over on us and sure enough they tried. From March 9th to today! We have been disputing the charges! We have had multiple people working on our case and we have to go everything each time it's exhausting! They tried to charge us $3,234.09 for full interior wall paint! This company stressed my roommates and I out so much! It is not worth it. And you are reading this too late, take videos and pictures of EVERYTHING! Especially videos of you showing proof that everything is I'm working conditions!
Completely incompetent. AC unit outside was stolen the weekend we were moving in. And the communication is horrible. Everything supposed to be communicated through their app. No update to the app for 3 days so I messaged the ac company and they didn't respond until a day later and stated they already came out and nobody was home. (Well duh nobody said anything and people have jobs) finally came out 2 days later to be there 5 minutes and tell me they had to get approval to replace the unit. Everytime you call in tontry and see whats getting done nobody hasbthe answer they just regurgitate the service notes that i can already read myself. And its always "ill forward your information" but nothing comes of it. So they must be forwarding it to nobody. Now as of righting this it's been a week and nothing is fixed. Completely incompetent property management company
