ABOUT   Services Excellence Summary

Customer feedback summary: 1. Sabrina = always a pleasure to speak to, always kind & understanding. My first purchase and didnt know a lot of things and she was always happy to help. 10 out of 10 would recommended, Rukhsar 2. TBI helped my partner and I transition through our recent property move. The team helped us navigate through the required legal paperwork to get us to completion of sale our our property and purchase of our own house. They kept us at ease and informed when we were unsure.3. Megan has been great at communicating with us . We were grateful when she joined the team as before that coominication was very poor4. Exceptional, professional, helpful, knowledgeable, friendly, proactive, available, turbocharged, outstanding, and supercalifragilisticexpialidocious — that’s how we would describe the impeccable service provided by Maria Northrop and Laura Huntley-Peck based at the Stockton office. Our offer was accepted on 23.02.26, and we had the keys in our hands by 17.04.26 — less than eight weeks to buy our first home. As first‑time buyers, the journey was smooth and exciting, and their efficiency and support meant the world to us, all while guiding us through a chain, the legal work, the mortgage process, the property survey and the land investigation. We are beyond delighted and incredibly grateful for everything they did for us. Thank you, Maria and Laura. Holly and Cameron5. Amy is amazing at her job, I can’t fault her at all6. We have recently moved house facilitated by TBILAW. Our sale was managed by Alison Wilson and her team. The choice of solicitor was advised through Manners and Harrison estate agents and we are so pleased for their recommendation. Alison was so efficient with everything from documentation, updates and most importantly our queries. Moving house can be so stressful waiting for updates but Alison and her team( especially Megan Bushnell) were always on hand no matter the time of day to respond to our emails. I would imagine this would have come frustrating at times but this was never felt with their responses. We are thankful for your help and thank you for the great service you all provided.7. We recently used Tilly Bailey & Irvine for the sale of my parents’ home, and the experience was excellent from start to finish. In particular, Megan, the paralegal handling our case, was outstanding. She was consistently efficient, responsive, and proactive throughout the process. Any queries were dealt with quickly, and we always felt informed and in safe hands, which made what could have been a stressful situation much more manageable. This was a stark contrast to a previous solicitor we used for my mum’s flat purchase, where communication was slow, updates were limited, and we often had to chase for progress. With Tilly Bailey & Irvine, everything moved forward smoothly without that frustration. I wouldn’t hesitate to recommend them to anyone looking for a reliable and professional conveyancing service.8. Denise was excellent while handling my remortgage. The whole process was smooth, quick, and stress-free, and she kept me updated every step of the way. She was always helpful, professional, and easy to deal with. I would definitely recommend Denise to anyone looking for a reliable solicitor. Thank you again for making everything so straightforward! ⭐⭐⭐⭐⭐9. Do not use these, especially if you're buying a leasehold property. They were used by my buyer and were incompetent throughout. Michelle Collins was the solicitor on the case and she took 4 months to raise enquiries, was difficult to get hold of by my solicitor, estate agent and my buyer and significantly delayed the process. When we finally heard that contracts had been signed, all of a sudden they said we had to complete in just over a week because that's when their client's mortgage agreement ran out and they had already extended it by a month so couldn't extend again. Date was agreed by us and our seller but rather than exchange contracts they continued to ask questions, most of which had already been answered previously. We ended up exchanging at 5 o'clock the day before completion - cost us an extra £500 for close exchange to completion and an enormous amount of anxiety, making plans despite not knowing if it was actually going to happen and it was all completely unnecessary, caused by their incompetence. We did finally complete but no thanks to Michelle Collins and her team who clearly don't know what they're doing.10. Alison Wilson and her team were absolutely brilliant. They made the process into our new home quick and less stressful. Alison answered my many questions in a timely and friendly manner. We felt in safe hands! Thanks so much!11. Good handling of my sales conveyancing by Jessica and her team - responsive and professional. (Booked through Sharman Quinney.)12. The service was professional and efficient throughout the transaction. Communication was clear and timely, which made the process much smoother. Thank you for your support.13. Michelle Collins’ Team based at the Hartlepool Office were fantastic with both the purchase and sale of our homes. The sale took a bit longer than expected and they’ve been brilliant. Always available at the end of the phone with a happy reception and quick response. I would recommend Michelle Collins’ Team based at the Hartlepool Office in a heartbeat.14. I instructed TBI for the sale of my house and onward purchase in September. The comparison between my conveyancer when I bought my first home, and my experience with TBI is night and day. Charles and Harry Tilly from team 8 were outstanding. From instruction everything seemed to fly along - my sale was ready to go within 10 weeks, but it took a further 7 weeks for my sellers solicitors to catch up. Throught my sale and purchase I was kept up to date, enquiries responded to promptly, and the Redbrick portal was really handy for me to track progress and understand what came next. In short, I feel TBI looked after me and my interests, and I have since recommended them to family and friends. I don't intend to move again but if I do I will choose TBI.15. Absolutely awful experience buying our house with these solicitors, never again. Got right to the end of the process, one week before completion and then told us they couldn't process the help to buy - something they'd known from the beginning, or should have known, and didn't bother to tell us, so we had to scrape together money to complete the sale. They also got the transfer of mortgages completely wrong, despite myself and our mortgage advisor telling them what they needed to do, weeks before completion. We got a refund from our mortgage company, a big one, showing how royally they messed up. Tilly bailey also refunded money a few months later, without any explanation or apology of so many mistakes. AVOID like the plague.
