In his previous positions, he was the man behind the planning, design, and documentation of many substantial urban projects. When Shears was asked to redevelop a LoDo parking structure, he proposed and completed Denver's first LoDo residential loft building, the Palace Lofts, which sparked a new craze and opportunity to live in and support the LoDo area.
