I reached out to Silver Street Management regarding one of their Jacksonville properties. I saw the listing on Airbnb but decided to contact Eric directly to save on the fees (big mistake). The cancelation policy for this property through Airbnb was the day prior to the reservation for a full refund. I assumed this was the same policy booking directly through Silver Street Management (biggest mistake). I booked the property on Monday, February 6th. I realized 4.5 days later on Saturday the 11th I was no longer able to keep my reservation booked for February 19th (8 days notice). I sent an email to cancel and Eric (owner) informed me the cancelation policy when booking directly through his management company is 14 days. A few things:
1). When I booked my reservation, Silver Street Management did not explain the cancelation policy. It must be listed in the initial web contract sent via email. I tried to go back and look at the initial contract, but the link in the email expired. So it's impossible to go back and see what the terms are. The website cancelation terms are ambiguous and do not show the 2 week policy. I've taken screenshots of their policy in case they try to change it and say I'm wrong.
2). The person I spoke with on the phone did not disclose over the phone or through email that I was within the dates of the cancelation policy and a cancelation would not be possible without a fee.
3). Even after I told the agent on the phone that I found the listing on Airbnb, I was never told that the cancelation policy through Silver Street Management was different than their same property listed on Airbnb.
After many back and forth emails, Eric gave me an ultimatum:
1). He would refund $0 dollars and give me a trip credit for the $1715 deposit (could be used within 1 year).
2). Or refund $850 dollars, receive no trip credit, and he would keep the remaining $850.
I told Eric this was unacceptable, and told him that I would be willing to pay him $500 as a cancelation fee and nothing more.
Eric replied, that the only two options I had were the two options he gave me and if I disagreed further he would just default to option 1 (a trip credit for $1750). This is something I wouldn't use, especially after this experience.
Up until this point I never signed the rental agreement nor the credit card authorization form. I called my credit card company and told them that I did not authorize the transaction for the deposit ($1,750) and to remove it from my card. I've reached out to Eric multiple times offering $500 to compensate him for the cancelation. He will not accept it.
Bottom line, if you're a customer, and you're looking for a stress free experience, I would stay away from these properties. Things go well most of the time; however, when things don't go well you want to do business with someone who will help you. Not the case here. Save yourself the headache.
Eric wants $1,000 for canceling the reservation 8 days before the booking or he is taking me to court. Once again as a reminder, there is no fee to cancel on Airbnb up until the day before the reservation. Book at your own risk!
I am sending the $1,000 after the charges clear on my credit card. It's not worth the hassle of dealing with a lawsuit from this guy. I'm sure he'll write a response with smiley faces and winks describing how he is right and I'm wrong. Everything I listed above is 100% accurate and true.
Eric is a lazy, lying, dirtbag. You’re better off at the Motel 6. This guy is a bait and switch con man. Stay away.
