The insights are genuine and reflect true feelings by the clients who have used the company’s services. 1. Reflections Real Estate provided me with a great experience on my quest for a house. Patrick and Shannon assisted me, and both were amazing. I was guided in the right direction, got real-time help, and above all, I was provided with all the information I needed to make an informed decision. They made me feel free and easy during the process. Eventually, I will look for them when buying a house. If you are looking to buy a house, I recommend Patrick, Shannon, and the Reflections Real Estate company. Client X2. After one year, I moved my rental to another property manager due to a few several issues that were experienced during the year. The problems can be classified into communication, responsiveness, industry knowledge, and quality of work and inspections. Communication was mostly an issue. I was not able to get a reply for 12 days when I needed to know the estimate for a repair service while my apartment was vacant. I tried to call and wrote several times with no response. I later contacted my tenant to get the details, and the tenant was also frustrated by the radio silence. Inspection issues arose once again when I asked the company to list the apartment for me when the tenant vacated. I found there were several issues that needed to be corrected for the house to be presentable. The company representatives claimed that they had done a quality inspection and the house was ready for a new tenant. I had to push for additional checks to reveal that there were paint remains on the floor, some trash behind the fridge and dirty floors. The company later agreed to repaint and touch up the house after my complaints. The next problem occurred when Picture Farhan a subsidiary of the property management company that specializes in property listing services listed the house. This time the ads were uploaded late and had mistakes in the information they contained. It stated that the house was age restricted and lacked basic amenities like a washer. This caused the house to miss on the best renters hence the house stayed vacant for quite some time. After complaining about the errors, I was surprised that it took me another two weeks to see them correct the information. This situation and other instances made me feel like my interests were not well taken care of prompting me to move the property. The customer specifically complained, “this company is not to be recommended”. Work quality was an ever-bubbling issue throughout the year. The largest mistake was the quality inspection for a painting complete before a new tenant could move into the rental property. The inspection was not comprehensive hence the old tenant noticed the remains of the paint. This was after the company had inspected the house and confirmed that there were no paint remains on the floor, a few days before the new tenant could occupy the house. The company later appreciated my complaint and organized for the repainting of the house which was done poorly. This and the lack of a post-occupancy painting inspection made me lose the trust I had in the company. Other issues kept coming up during the year, like when the tenant reported that the house had trash left behind by previous tenants for the second time, and later declared that the management company’s employees were accessing the house at night, unwillingly prompting me to ask for painting services as a form of compensation (Reflections Real Estate). There was also a problem with the tenant where the management company failed to handle the repair expenses promptly. The tenants had reported broken windows, leaking roofs in the living room, and a faulty door lock and they had requested for them to be fixed. No action was taken for three days until I called the construction company and hired them to do the repairs. I later received emails and calls from the management company complaining about why I had carried out the repairs and even suggesting that I should have waited for them to organize for the repairs. The employees also asked for the payment of the repairs to be done to the property management company directly. I had to show them receipts of the requested repairs for them to pay me. The company was also unable to meet the lease requirements, one of them was that the tenant was highly requested to ensure that the quality of the air in the house was maintained by ensuring that the air conditioning and the heating filters were changed regularly. The tenant had never been reminded or cautioned about this until six months later when the seasonal changes in temperatures increased as required by law. The tenant neglected to respond to texts and emails from the property management company’s employees (Reflections Real Estate). As per the remarks, the company was not able to offer quality services. The inspection service offered by the property management company before new tenant occupancy was of poor quality. This made the new tenant question whether the house had been inspected before they moved in the house. The tenant called the property management company and in response, the company sent a cleaning company to work on the painting and do the house inspection. This made the tenant vacate the property and reported the company to the authorities, raising serious security concerns for both the company and the tenant. I was forced to hire the construction company to carry out the painting and ensured the cleaning was effectively done. The tenant later returned and occupied the house. A good company’s inspection should be able to detect any defects that may cause any health issue to the occupants. I was convinced that the inspection was not done well hence my decision to move the property to another organization. There was a problem with the handling of the security deposits. The tenant who I had rented the house to had paid a security deposit of $3000. The tenant vacated before the expiry of the lease term, after two months because of the painting issues. The tenant had requested the property management company to repaint the house and ensure the floor was cleaned. I was ready to offer the tenant an extra month payment for the inconvenience but the company failed to implement this by surprise. Later after the new tenant moved in I was surprised when I got a call from the old tenant demanding a refund of the security deposit and the additional payment. I found out that the company had not secured a new tenant but had instead used the security deposit to paint the house for the new tenant, this was not right since the security deposit was for the old tenant. The property management company employees claimed that the new tenant had paid a larger security deposit than the old tenant and had not asked for the refund of their security deposit, they argued that the new tenant’s security deposit was enough to cover for the old tenant’s deposit and the additional payment I had promised. This made me wonder whether the security deposits for the two tenants had been secured and whether they were used appropriately. The property management company employees were close to me but they were expected to follow the rules and laws set for the security fees, there was a lot of confusion in the management of the security deposits and may need a further check (Reflections Real Estate). Operations and management showed that the property management was not well managed, due to the poor conditions under which the operations were carried out. I had also once requested the company to remind the tenant of the lease requirement to clean the air conditioning filters, regularly but to my surprise, no response was taken hence the air conditioning and heating systems were blocked reducing the effectiveness of the systems. This forced me to travel to the house and remind the tenant to ensure the air conditioning filters were regularly cleaned and the heating filters were checked and replaced ones that had been worn out, this was for the quality of the air in the house to be maintained for the health of the house occupants to be well managed. I was not satisfied with how the company handled the lease agreements hence I found that the lessor was not well managed. This was just but a single account of one of the clients who felt that the real estate company failed to meet their expectations and he was therefore forced to leave Reflections and look for an alternative real estate and property management company. This was the only client who gave a negative message about the company; the rest were happy with the services provided by Reflections. I realized that service delivery is vital in real estate management and if, not properly done it can lead to the loss of a client. The client had several issues, the primary one being the poor communication that gradually led to the loss of the client. This client felt that the company was not managing the communication in the right way as expected by having their calls or emails responded in a decent time. This client felt that the company was not giving immediate feedback as expected. The tenant also felt that the property management company was not the right one for them since quality inspections were not carried out as expected. The tenant had expected that the house would be inspected to eliminate the possibility of there being any health problems that might affect the occupants (yelp.). 3. Nancy Scavuzzo Hietbrink was such a joy to work with. She was communicative when necessary and extremely detail-oriented and trustworthy. Nancy was committed to helping my daughter and I find the perfect place for us to land and I am so grateful for her for that! Thanks, Nancy! 4.
