I hired Shawn as a general contractor in July 2025 to complete an outdoor gable and kitchen project . I have to admit, to the naked eye and a novice like myself, the project looked good. It was by coincidence that in October, a Katy city inspector was driving by my home and saw the project. He asked to see permits for the work being done. Turns out Shawn never got permits to do the work. I asked Shawn to get them. He said he would. I waited for him all the way until May of this year to get permits. He could never produce them. Based on report from the City of Katy, permits would never be granted because the concrete he had laid was not installed with rebar. Rebar was absolutely necessary since I had a stone fireplace installed. It’s what holds the slab together so it doesn’t break. So all the concrete, outdoor kitchen cabinets and fireplace had to be torn out so that the foundation could be laid correctly. Not only this, but two of the beams used to build the gable was resting upon the brick of my house. Now the brick is beginning to crack… so the structure needs to be lifted up along with extra studs to stand the weight of the gable and stop the brick from cracking. Now, the electrical… the breakers would trip every time I’d try to play music in my back patio. Ultimately, there would never be enough power to supply the back yard. I needed new circuits installed to support it. Lastly, I had a gas pipe that was available to use in the my pre-existing covered patio of my backyard to light the grill, griddle, 2 power burners and a fireplace. Shawn said we could use that pipe. However, the pipe was never intended to deliver that much gas to all of the appliances that I mentioned. Maybe a grill and on other appliance only. In order for the project to be done correctly, the current gas meter would need to be upgraded to support delivery for that much gas for the whole house. Before proceeding forward, I asked Shawn if I could have these things installed into my outdoor kitchen and he agreed. He didn’t mention these things at all. The only thing he was concerned with is if there was enough countertop space for all of the appliances to fit there. This was my only concern too…. But this is why it is important to hire EXPERIENCED and KNOWLEDGEABLE contractors because someone truly experienced will easily be able to advise the client that it could be done but more work would be necessary to complete the job. Shawn had NO CLUE about this. Shawn was PAID IN FULL and will not return money or fix the work he done incorrectly. I paid double to fix the work he did incorrectly. I also paid for items that he still has in his possession and will not return. Your project may look good to you but inspectors or experienced people will tell you the truth of it functionality.
