Boulder Ventures Development, Inc. (BVD) is a private real estate firm focused on mixed-use and transit-oriented property in the Western United States. BVD has a team of real estate professionals who specialize in every phase of development, from entitlement and site design to construction management and sales. They have experience in property and asset management. The company's senior leaders all bring over two decades of real estate experience to the table. One example is the Wasatch Front/Salt Lake Valley's expanding transit line acquisitions. A team with vision saw this unique opportunity to invest in TOD projects in Utah. We acquired several transportation-related assets. Vista Station was one TOD project that demonstrated our success. One of the most notable and largest TODs along the FrontRunner Line was this. Site work for the land, which measures 147 acres, was completed within two years of its purchase. Infrastructure, ingress, and egress were not included. A team constructed a vehicle bridge underneath an existing railway line to provide access. This bridge enabled access to the highway and the Draper FrontRunner Station Stop, which opened in 2012. This period was essential for BVD to finish the remaining site work, including infrastructure, ingress, egress, and the purchase of 36 acres, which would later become the home. A Community Development Agreement was approved for the eBay Campus Vista Station in early 2013. This could generate potential property value of up to $198 million from tax increment proceeds over a period of twenty years.
