Our family has lived in various property management companies and private landlords over the years, and HPM is by far the best (not even close). They were fantastic to work with and made our transition from Hawaii to Cary so easy and enjoyable! We are a family of 5 looking to set roots and our kids a balanced life and HPM helped achieve that. We are not demanding or "high maintenance" tenants at all, but when the maintenance requests came for replacements or repairs, HPM was prompt to send a professional to fix the issue. A special thanks to Alexis Williams and Everardo Angulo who went above and beyond to make our 18-month stay amazing! We did not want to leave. But due to circumstances beyond our control, we had to. I'm very glad to have found this Henry Property management company. My property manager Everardo Angulo and Jenna (I forgot last name) they are both very patient, fair and efficient in handling repair and replacement. After replacement of water heater, they took the initiative to attach photos before and after the replacement, important parameters of new water heater and invoices. I think it is very meticulous and professional.
I visit the one of probably Friday and paid application fee for whole family any way they send email like we waiting your landlord regarding the history of payment. Then say ohh we have give to someone else at weekend , so if like that why I paid application or why I bother my landlord for write letter like they are good tenant. Totally unprofessional property management service except Denise she was nice person when show the place .
The owners of the home, Clarissa and Joel Ragar, delivered the property to the renters in an unsanitary condition, including mold present in the dishwasher. The home was not professionally cleaned after the owners themselves vacated the property and prior to the renters moving in.
After residing in the home for two years, the renters fully complied with and exceeded their obligations at move-out. They paid for professional carpet cleaning and hired a cleaning crew to thoroughly clean the property. The home was demonstrably cleaner than it was at the beginning of the tenancy.
Property Manager Brett Henry conducted the move-out inspection personally and explicitly told the renters that the home appeared good, was clean, and had no issues. I was present during this inspection, personally observed the condition of the property, and specifically noted the cleanliness of the baseboards.
Despite the renters’ efforts and Mr. Henry’s approval, the owners retained the renters’ security deposit and used those funds to provide professional cleaning that should have been done after the owners’ own occupancy and before the renters ever moved in. Using the renters' deposit to correct pre-existing conditions and deferred owner maintenance was improper and impermissible.
The retention of the security deposit under these circumstances was unjustified and constituted bad-faith conduct. The renters relied on the property manager’s inspection and representations, and the deposit was wrongfully applied to expenses unrelated to tenant-caused damage or neglect.
