A federally insured FHA203K loan can be used to buy a home that has been damaged or deserted and then fix it up. Here is how they work. Suppose you find a house to buy and it needs a new bathroom or kitchen. The FHA203K lender will lend you the money to buy the house or refinance it
Your loan will also include 1) a 20% contingency fund so that there is money to pay for the project in case it turns out to be more expensive than anticipated; and/or 2) an option that allows you to make up to six mortgage payments, so that you have enough income to live elsewhere while you remodel your house but can still pay a mortgage.
